Strata and building maintenance, managed by one team

CAWS looks after the building fabric of strata and commercial properties across Perth. Our own crew handles render, painting, concrete repair and waterproofing, and we bring in trusted trades for everything else. Strata managers and owners deal with one team that knows buildings inside out.

CAWS Building Care

One point of contact for the whole building.

Most building problems start small: a failed sealant joint, a blocked balcony drain, cracked render, a membrane reaching the end of its life. Left alone, they turn into leaks, concrete cancer and major works that owners didn't budget for.

We take on the full maintenance scope for strata complexes and commercial buildings. We walk the building, plan the work, carry out what our crew does best and manage the trades for the rest, then report back with photos so you always know where things stand.

How it fits together

You call us. We look after the rest.

Instead of chasing a different contractor for every job, you deal with CAWS. We organise the right people, check the work and keep the building's records in one place.

What we look after

The building's structure and fabric, start to finish.

We focus on the parts of a building that keep water out and keep it standing: walls, render, concrete, balconies, roofs, decks and common property.

Done by our own crew

  • ElectricalCommon area lighting and building services

Why it pays to maintain

Small problems are cheap. Left alone, they aren't.

A balcony leak is a good example. Caught early, it's a quick reseal. Left for a few years, the water reaches the steel in the slab and the job becomes scaffold, concrete cancer repairs and a new membrane.

CAUGHT EARLY Failed sealant A gap where the balcony meets the door frame Fix: reseal and check falls A YEAR OR TWO LATER Water in the slab Stains on the ceiling below, drummy tiles, rust marks Fix: lift tiles, repair or replace the membrane LEFT TOO LONG Concrete cancer Steel rusting inside the slab, concrete spalling off the edge Fix: scaffold, break out, treat the steel, rebuild, new membrane, retile Relative cost Relative cost Relative cost
Regular inspections catch problems at the first stage, while they are still small.
How it works

Four steps to a building that's looked after.

A clear process from the first walkthrough, so strata managers and owners always know what's planned, what's done and what's coming up.

01

Walk the building

We inspect the roof, walls, balconies, decks and common property, and photograph what we find.

02

Report and plan

A condition report in plain English, with priorities and costs, and a maintenance plan the council of owners can budget for.

03

Look after it

Our crew carries out the render, painting, concrete and waterproofing work, and we manage the trades for everything else.

04

Report back

Photos of every job, before and after, plus updates on what's coming up next, ready to share with owners.

Condition reports and maintenance plans

Know what's coming, and budget for it.

We prepare building condition reports and long term maintenance plans for strata and commercial buildings. They tell owners what condition the building is in, what needs doing and when, and roughly what it will cost.

  • Photo based condition report covering roofs, walls, balconies, decks and common property
  • Defects ranked by priority, from "fix now" to "monitor"
  • A long term maintenance plan, typically over 10 years, to support the reserve fund
  • Written for owners and strata managers, not just contractors

Why strata managers and owners hand it to us

One contact, every trade

No more chasing separate contractors. You deal with CAWS, and we organise, supervise and check the work.

Remedial specialists on site

We know why buildings fail, so early signs of leaks and concrete cancer get picked up before they become major works.

Planned, not patched

Scheduled maintenance and a long term plan mean fewer surprises at the AGM and a reserve fund that matches the building.

Clear reporting

Before and after photos and plain English updates on every job, ready to pass on to owners.

Common questions

Building maintenance questions

What does building maintenance with CAWS include?

We look after the structure and fabric of the building: render, painting, concrete repair and waterproofing by our own crew, plus plumbing, roofing and gutters, electrical, carpentry, glazing, tiling and grounds work through trusted subcontractors that we manage. You get one point of contact for all of it.

Do you look after commercial buildings as well as strata?

Yes. We maintain strata complexes and commercial buildings across Perth, including offices, retail and car parks.

Do you offer emergency or after hours callouts?

No. Our maintenance service is planned and scheduled work on the building's structure and fabric. For after hours emergencies such as burst pipes, an emergency plumber or electrician is still the right call, and we can look after any repairs to the building afterwards.

Can you prepare a condition report or a long term maintenance plan?

Yes. We inspect the building, photograph and rank the defects, and prepare a long term maintenance plan, typically over 10 years, so the council of owners can plan the reserve fund with confidence.

Who carries out the work?

Render, painting, concrete repair and waterproofing are done by the CAWS crew. Other trades come from dedicated subcontractors we have worked with for years, and we supervise and check their work on site.

How do you keep us updated?

Every job comes with before and after photos and a short written update. For ongoing maintenance we report on what has been done and what is planned next, in a format that is easy to pass on to owners.
